The median asking price for apartments in Krakow is 16,000 PLN/m² based on a sample of 1,396 active listings (dimdom, 2026).
Asking prices have remained stagnant month-over-month. Conversely, rental rates have fallen by 4% over the same period, down to 62 PLN/m² (dimdom, 2026).
Transaction prices are clearly lower than asking prices: the NBP (National Bank of Poland) reports 15,923 PLN/m² for Krakow in Q2 2026 — a negotiation gap of approximately 900 PLN per square meter.

Trend from recent months
The Lesser Poland (Małopolskie) region as a whole shows stabilization with a symbolic increase: the median of offers rose from 14,700 PLN/m² in July, through 15,500 PLN/m² in August, to 15,515 PLN/m² in September 2026, with the number of offers growing from 651 to 1,633 (dimdom, 2026). Meanwhile, for Krakow itself, the month-over-month change is 0% — the market is flat.
In the background, the national market is also slowing down. The average transaction price in the seven largest cities rose by only 0.6% year-over-year, reaching 14,444 PLN/m² in Q2 2026 (NBP, 2026). For comparison, just a few months ago, the growth rates were in the double digits.
Offers vs. transactions: the negotiation gap
The most important conclusion from comparing the two sources is that sellers expect more than buyers are paying. The NBP reports an average transaction price of 15,923 PLN/m² for Krakow in Q2 2026 (an increase of only 1.4% y/y), while the median asking price on dimdom is 16,000 PLN/m² (NBP, 2026; dimdom, 2026). A difference of several hundred zlotys per meter represents room for negotiation. This also confirms a national pattern: asking prices are rising faster than transaction prices (NBP, 2026).
Furthermore, it is worth remembering the financing structure: approximately 58% of the value of developer apartment purchases in the largest cities comes from own funds, not credit (NBP, 2026). Cash buyers rarely overpay.
Rentals: rates are falling
The median rental offer in Krakow is 62 PLN/m² across 97 listings, representing a 4% month-over-month decline (dimdom, 2026). For a 50 m² apartment, this equates to approximately 3,100 PLN per month. For example, at a purchase price of 800,000 PLN (50 m² × 16,000 PLN), the annual rental income is approximately 37,200 PLN. This provides a gross yield of about 4.6% — before costs, vacancies, and taxes.
What this means for buyers and sellers
Buyers currently have strong arguments: stable asking prices, increasing supply (1,633 offers in September compared to 651 in July in the region), and a documented gap between asking and transaction prices (dimdom, 2026; NBP, 2026). An offer 3–5% below the median is not a lowball, but the market reality.
Conversely, sellers should price their properties based on transaction prices, not their neighbors' listings. Overestimating by 5% at a median of 16,000 PLN/m² means a 40,000 PLN surplus on a 50-square-meter apartment. Meanwhile, the time-to-sell on the secondary market is lengthening (NBP, 2026).

Supply: developers are completing more apartments

However, asking and transaction data differ in methodology. They are not directly comparable to the exact zloty, but the direction of the gap is reliable.
